Swimming pool prices in Cyprus by size
The portal puts an in-ground pool at €50–125 per square metre of water surface. For a skimmer pool, the ordinary kind where the water sits a little below the edge and the skimmers in the wall pull off leaves and dust, that works out as in the table. An overflow pool, where the water runs over the edge into a channel, costs about 50% more for the same size.
4×3 m
Skimmer pool: €15,000–22,000
Overflow pool (about +50%): roughly €22,500–33,000
8×4 m
Skimmer pool: €25,000–45,000
Overflow pool (about +50%): roughly €37,500–67,500
10×5 m
Skimmer pool: €44,000–63,000
Overflow pool (about +50%): roughly €66,000–94,500
Above-ground, 9 m round
Skimmer pool: €3,300–5,700
Overflow pool (about +50%): –
| Pool size | Skimmer pool | Overflow pool (about +50%) |

Owners comparing quotes on an expat forum posted these for a 6×3 m pool: €22,000 plus VAT from a builder, €16,000 including VAT and a patio from a pool shop, and about €10,000 plus VAT for a fibreglass shell. A gap like that is normal. One quote covers the paving and the pump room, the next stops at the edge of the water, so compare what is written on each one.

Extras: decking, lighting, pool covers and a heat pump
Decking, a fence, lighting and a cover add €2,000–10,000 in the portal’s figures. We have not found a Cyprus price list for covers on their own that we would trust, so the company prices the cover you pick on its quote. Ask about one anyway: most of the water a pool loses in summer goes by evaporation, and a cover cuts that.
For a heat pump, owners on a Paphos forum mention about €3,500 for an 8×4 m pool and more than €4,000 for bigger ones. One owner counted 466 hours of running for about €71 of electricity. Most pools on the island are used from late April or May to October; with a heat pump, keen swimmers go from March to December.
A salt system has no published installation price we could rely on. One Paphos company does publish what it costs later: the chlorinator cell is replaced every 3–5 years for €400–600.
What makes a pool construction quote higher
The same 8×4 m pool can land at the bottom of the €25,000–45,000 range in one garden and at the top in the next. The usual reasons:
- Access for the digger. If the only way into the back garden is a side path a metre wide, the hole is dug with a small machine over more days, or the machine is lifted in. A wide drive keeps the cost down.
- Rock. On many hillside plots, above Limassol or around Peyia, limestone starts not far under the soil, and breaking it is slower than digging. Nobody can price that before seeing the plot, and we found no published price for the excavation alone.
- Overflow. The edge, the channel and the balance tank are what put an overflow pool about 50% above a skimmer pool.
- The surroundings. Paving, a retaining wall on a sloping plot, a fence, the electrics to the pump room and taking the soil away are often outside the pool price.
That is why the company comes to see the plot before it gives you a figure.
Pool maintenance cost in Cyprus, per month and per visit
Maintenance prices are easier to find than building prices. They move with two things: how often the company comes, and whether chemicals are in the price.

What it covers: 8×4 m pool, two visits a week in summer
Price: €115–145 a month, chemicals €25–40 extra
The same company

A company working island-wide

Price: €80–100 a month
| Where the price comes from | What it covers | Price |
|---|---|---|
| A Paphos pool company, 2026 list | 8×4 m pool, two visits a week in summer | €115–145 a month, chemicals €25–40 extra |
| The same company | Daily service for a villa | from €190 a month |
| A company working island-wide | Weekly round, chemicals included | €45 a visit |

| Owners on forums | Chemicals included | €80–100 a month |
The usual schedule on the island is two visits a week from May to October and one a week from November to April. Ask whether a monthly price stays the same in winter, when the visits halve. Import prices of pool chemicals went up 12% in late 2025, so a quote that lists chemicals separately can move. For a holiday let in Protaras, give the company the changeover days so the pool is done before the next guests arrive. The Paphos company charges €10–20 a month more for remote villages.
- 8×4 private pool, in season
- €80–150 a month
- One visit on a weekly plan
- about €45, chemicals included (one company's list)
- One visit every two weeks
- about €60, chemicals included
- Chemicals, when not in the price
- €25–40 a month
- Holiday villa, daily service
- from €190 a month
- Communal pool of a complex
- €280–650 a month

Another company that clears green pools gives a fixed price once it has seen the water, and the job usually takes 2–3 visits. Before you pay for leak detection, watch the level for a week: in peak summer a pool loses 5–8 mm a day to evaporation, and more than 5 cm a week points to a leak. Liners last 10–15 years here, because the UV index reaches 11 in July.

Water to fill the pool
An 8×4 m pool 1.5 m deep holds about 48 m³. A water tanker carries about 25 m³, so a first fill is two loads, and owners on one forum mention €100 a load. From the mains it can cost more than people expect. The Limassol water authority (EOA Lemesos) bills every four months in blocks: €0.90/m³ up to 40 m³, €1.43 from 41 to 80, €2.45 from 81 to 120 and €5.00 above 120, plus €22 fixed. Put 48 m³ on top of what the house already uses and part of it lands in the dear blocks.
2025 was the driest year in Cyprus since 1901, and the Water Development Department has always opposed drinking water for pools. We did not find a formal ban on filling a private pool from the mains in 2024–26; if you are unsure, ask your water board before the fill. After that, the portal puts topping up at €4–60 a month and electricity at €780–1,500 a year.
How to get a price for your pool
The ranges above are what the published sources on the island say. Your own price comes from a company that has seen the plot or the pool. You describe the pool or the job in the form and pick a time for a site visit. Pisina Mou sends the request to a local pool company that works in your area; the company comes, measures, gives you its quote, and if you go ahead you pay the company directly.
